Being a first time home buyer has it's benefits when it comes to financing. The Federal Housing Administration (FHA) has loans tailored specifically to you! Lower down payments and lower closing costs help newbies make the jump into home ownership. With a FHA first time home buyer loan you can get interest rates as low as 3.5%, which can really save money on the life of your loan and keep your monthly payments lower. Your down payment is also lower than a traditional mortgage; instead of putting 20% down, you can put as low as 3.5% down if you qualify. While a lower down payment will increase your monthly payment (since you are taking a loan out for more money), it will help with the burden of needing a large amount of money up front. With FHA loans you can also include most of the closing costs and fees into the loan, again helping with the money needed at the time of purchase. You can even add in the costs for repairing a home that needs a good deal of fixing up. Regardless, you will need to have enough money for the down payment, some closing costs, and inspection. Since you would be putting less than 20% down, FHA loans require that you also have private mortgage insurance (PMI), which is a percentage of your loan. This will be added to your monthly mortgage payment, and the bank will pay it out of your monthly. Being a first time home buyer probably means you need some help on getting through the process. The US Department of Housing and Urban Development (HUD) has housing counseling agencies that can give you advice on buying a home, avoiding foreclosure, and fixing your credit. Lastly, you can also find local buying programs to help with buying a home, including helping with your down payment at http://www.hud.gov/buying/localbuying.cfm. If you never thought you would be able to afford a house, think again. With programs out there to help you buy your first home, you could be moving into a place before you know it!

When searching for your dream house a lot of emphasis is typically placed on the location, size, and style of the house; ensuring everything you desire is perfectly in place.  When buying a home you can't let your emotions cloud your sense of reason.  You need to carefully examine all factors closely and perform the due diligence necessary to ensure you are making the right decision. Read Through Recent Newspapers and Archived Articles: Local news papers and other publications are a great resource for the most current information.  Archived news articles on the other hand may alert you to past issues or on going controversy in the area.  A little extra time spent reading will pay off in a long run when compiling your pros and cons list. Talk To The neighbors: The residents of the neighborhood are the best source of first hand information.  Getting a feel for the neighborhood's demographic will help determine if it is the correct environment for your family. Confirm there is a neighborhood association or alternative platform to discuss the welfare of the neighborhood. Get Details On Recent Home Improvements: Home inspections will provide you with information on where improvements may be needed.  Determining the quality of the improvements that have already been completed is also important.  Ask to review receipts from previous renovations to help gauge the quality of the materials used and the longevity of the improvement.  For example, if the house was painted a year ago, and the receipt reveals a lesser quality paint was used, you can expect to re-paint in a year or so. Review Tax Records: A review of the past and present real estate tax records will provide you with a better understanding of the area's tax rate, and property evaluation.  It's good to know how regularly homes are evaluated and how often property taxes are increased. There is so much to consider when buying a home.  Be certain to take all factors into consideration when making your decision.

If you listen to the media you will never know which way is up when it comes to the state of the real estate market. It's not just the market that determines how a house will sell but also location, price, and condition of the home. Like they say real estate is local. Just like you wouldn't expect the weather to be the same in one place vs. another - the same is true about the real estate market. There are a few things you can look at to determine the type of market in your area. 1. Contact a real estate professional. 2. If you are a seller ask for a comparable market analysis on your home. 3. If you are a buyer determine the average number of days on the market in your desired area and price range. 4. Ask your agent what the absorption rate is the market your are looking to buy or sell. Absorption rate is the rate at which homes are selling. Whether you are buying a home or selling it's important to understand the market conditions.

To lock or not to lock that is always the question. If you are shopping for a home loan or refinancing a mortgage, your mortgage lender will require you to lock your rate on the amount borrowed no later than five days prior to closing. Locking a rate guarantees the interest rate for a set period of time. The decision to lock or not is a question of timing your purchase or refinance with the market. Consumers can get in trouble with a rate lock because there is a deadline on when escrow needs to close. Borrowers should comparison shop loans considering the mortgage rate locks vary in time length. If you are unable to meet the deadline the costs can accumulate. Here are some common options: 15-day lock: Is the “lowest-cost rate” available. The loan needs to be approved by underwriting to take advantage of this lock. 30-day lock: This is the fair market rate and is most commonly used for interest rate locking upfront before loan approval. 45-day lock: Used for transactions taking longer, whether the loan is approved or not. 60-day lock: Can be used in circumstances where the loan is prolonged. This option does not usually offer the best interest rate for the consumer. Interest rates can vary by as much as 0.25 percent on the longer rate locks compared against 30-day and 15-day rate locks. The bottom line, the longer the lock, the more risk the lender takes and the slightly more costly the loan.
